Reading an Allen tax bill

The City of Allen's tax page identifies four taxing entities: the City of Allen, Collin County, Collin College and Allen ISD. It also says City of Allen taxes are billed and collected by the Collin County Tax Assessor-Collector, and that an owner who disagrees with an appraisal may appeal to the Collin Central Appraisal District.

Fewer entities means fewer moving parts when we estimate your monthly payment. It does not mean the estimate can be skipped. Each entity sets its own rate, and the appraisal district values the home as of January 1, so the tax estimate for the home you are buying should come from the current records for that address.

The city homestead exemption

The City of Allen applies a homestead exemption for homeowners whose homestead status is approved by the Collin Central Appraisal District. The exemption is tied to you, as the qualifying owner, and is requested through the appraisal district once you live in the home as your principal residence. Texas law separately requires school districts to offer a homestead exemption.

The city's exemption percentage is set by the city and can change, so we do not quote it here. Check the city's tax page for the current figure, and use it when you estimate your own costs rather than copying the seller's.

Allen ISD and the school districts next door

Allen ISD is the school district shown on the City of Allen's tax page. School districts do not follow city lines, and the City of McKinney's school district page lists Allen ISD among the districts that serve parts of McKinney. The practical lesson is that the city in an address and the school district can differ, so confirm the district for a specific home with the district itself. A plan for the city's future, and why it is not a guarantee

On April 29, 2025, Allen City Council unanimously approved an updated comprehensive plan, Allen 2045, which covers land use, transportation, housing, economic development, parks, community facilities and infrastructure. It is a policy guide, not a promise about any particular street, property value or future tax rate.

For financing, treat a plan like that as background reading. A lender qualifies you on the loan file and the property appraisal, not on a city's planning goals.

Before you buy in Allen

  • Look up the address with the Collin Central Appraisal District and read the current tax statement.
  • Check the City of Allen's tax page for the current city homestead exemption, then request your own exemption after you move in.
  • Confirm the school district for the address with the district, since Allen ISD serves parts of more than one city.
  • Ask about HOA dues, which count toward your monthly housing expense.
  • Ask us to estimate taxes on the expected appraised value, not only the seller's current bill.
